Welcome to The Good Life on Syros (http://www.goodlifegreece.com). By using our website or booking a stay at our villas (Balance, Reason, Virtue, Curiosity, or Friendship), you agree to the following comprehensive terms.

1. Property Rules & Villa Conditions

  • Permitted Occupancy: Villas and rooms may only be occupied up to the maximum permitted number of guests specified for that individual property at the time of booking. Exceeding this capacity without prior written management approval is strictly prohibited.
  • Noise and Events: To ensure a peaceful environment for all guests and neighbours, no parties, external events, or excessive noise are permitted after 10:00 PM.
  • Right of Refusal & Eviction: Management reserves the absolute right to refuse service or immediately require guests to vacate the property, without any refund, if they fail to comply with estate rules, cause a regular disturbance, or engage in unacceptable or unsafe behaviour.
  • Damages and Liability: Guests are fully liable for any damage caused to the villas, fixtures, land, or facilities during their stay. The Good Life reserves the right to automatically charge the customer’s credit card on filefor the full cost of any professional repairs, deep cleaning, or structural replacements required.
  • Force Majeure: The Good Life cannot accept liability or pay compensation where the performance of our contractual obligations is prevented, delayed, or affected by “Force Majeure” events (unforeseeable circumstances beyond our control such as extreme weather, natural disasters, strikes, structural failures, or sudden government restrictions).

2. Booking, Payment & Standard Cancellations

  • Payment Schedule: A 50% deposit is charged automatically at the time of booking to secure your villa reservation. For any reservations made within 30 days of arrival, the full 100% amount is due immediately.
  • Standard Cancellation Policy: * Cancellations submitted up to 30 days prior to your scheduled arrival datewill receive a full refund of the 50% deposit.
    • Cancellations made within 30 days of arrival are completely non-refundable, and the entire booking will be charged in full.
  • Booking Amends: We will always do our very best to accommodate small changes or date adjustments to your reservation, provided the request arises in good time and we have alternative availability.

3. Extended Stay Terms (30+ Day Promotions)

To reflect the heavily discounted rates provided for long-term stays, bookings under our 30+ day promotions operate under a modified service structure:

  • Housekeeping Services: Standard villa services, including daily cleaning, rubbish removal, and mid-stay linen changes, are not included in long-term promotional rates.
  • Guest Utilities & Supplies: We provide an initial welcome kit of household essentials (including toilet paper, dishwasher tablets, trash bags, and standard toiletries) meant to last for the first 3 to 5 days of your stay. Beyond this initial period, guests are fully responsible for purchasing their own everyday household provisions.
  • Check-Out Cleaning Condition: Upon check-out, the villa must be left in a clean, tidy, and acceptable state. If a villa is returned in an excessively dirty or unkempt condition, an automatic €80 deep-cleaning fee will be charged to the credit card on file.

4. Pet Policy

  • Pet Eligibility: Small pets are welcome at our estate, provided they are fully microchipped, registered, and up to date with vaccinations.
  • Supervision & Community Areas: For the safety, hygiene, and comfort of all guests, local residents, and wildlife, pets must be kept on a leash at all times while in the communal areas or grounds of the estate. Guests are entirely responsible for cleaning up after their animals. Any interior or exterior damage caused by pets will be handled under our standard damage policy.

5. Privacy Policy (EU GDPR Compliance)

The Good Life Greece values your personal data. We operate in strict compliance with European data protection laws:

  • Information Collection: We collect identifying personal data (such as name, email address, physical address, and contact details) exclusively when voluntarily submitted via web forms or booking queries. Standard technical cookies may be utilized to optimize your browsing experience.
  • Data Security: All sensitive transaction data, financial records, and credit card exchanges between our website and users occur strictly over secure, SSL-encrypted channels protected by digital signatures.
  • Sharing and Distribution: We do not sell, rent, or trade guest data to third-party marketing entities. Information is shared strictly with trusted operational partners (such as secure payment processors or digital reservation engines) to fulfill your booking request.
  • Your Rights: Under the EU GDPR, you retain the complete right to view, modify, or demand the deletion of your stored personal information at any point.

6. Digital Terms & Intellectual Property

  • Website Material: All original copy, digital photos, layouts, and brand materials found on goodlifegreece.comremain the exclusive property of The Good Life Greece. Commercial duplication or hotlinking is prohibited.
  • Errors and Omissions: We continuously update our web data. However, we reserve the right to correct unexpected clerical errors, incorrect rates, or digital availability glitches without prior notice.
  • Governing Law: These terms are governed, construed, and legally enforced under the statutory laws of Greece.
