Booking Policy

Terms & Conditions

1. Booking deposit/payment: The booking deposit is 50% of the total amount due for the booked period and must be paid by credit card or transferred to our bank account in advance to confirm and secure the reservation. The balance amount is paid after check in and must be paid in full up to 48hours before mid-stay. We accept all major credit cards at no cost to you. For stays longer than 20 days, we require a 10% security deposit (to be asked for at our discretion) against negligence creating damage. The security deposit will be retained and refunded upon departure.

2. Cancellation policy: YOUR ENTIRE BOOKING DEPOSIT will be refunded if you cancel up to 30 days before arrival. For any cancellations within 30 days of your arrival the booking deposit is not refundable. Should you pay the deposit and not show, your credit card will be charged for the full amount of the stay.

3. Checking- in: Advice of your arrival time is essential as we need to show you the apartment and inventory check to your satisfaction. When arriving during normal office hours (8.00am to 5.30pm daily, except Saturday, Sunday and public holidays), your key will be ready for you and given to you by our welcoming staff.  Please also give us advance notice of your check-out time so that we can assist you and clear the apartment. Check out time is 11am, unless otherwise arranged.

4. Repairs due to negligence:  Damage to the apartment caused by negligence by the tenant or their guest/invitee whether by act or omission will be repaired by the landlord and charged to the guest’s credit card. Whenever repairs are delayed for reasons beyond the landlord’s control, the guest’s obligations are not affected, nor does any claim accrue to the guest against landlord. Any missing items from the inventory are similarly charged to the guest and list of the likely charges are available for you to see in the Concierge’s office. The landlord may take legal action to recover any unpaid costs that result from missing or negligent damages.
5. Landlord’s right of entry: The landlord, or landlord’s representative, may enter the apartment at reasonable times, with 24-hours notice to the Guest, to examine, protect, make repairs or alterations, or show prospective renters and purchasers. In emergency situations the landlord must within 2 hours, notify the guest of the date, time, and reason for the entry. Cleaning staff may enter as in clause 1.
6. Use of the premises: Guests must use the apartment for private residential purposes only. Guests must not do any of the following, or allow someone else to do any of the following: harass, annoy, or endanger any other tenant or neighbour, or their guests, or create any excessive noise or public nuisance; do anything to the structure or its surroundings that may be hazardous or that will cause the landlord’s insurance to be cancelled or premiums to increase; keep any flammable or explosive materials or any dangerous, hazardous, or toxic substance in or around the premises; deface or damage, or allow another to deface or damage, any part of the premises; change the locks or install any additional locks or bolts without the landlord’s written consent; pour any commercial anti-clogging agent into the sink or drain that may harm the water pipes, sublet or in any other way assign the use or dispose the rented premises with or without monetary or other remuneration.
7. General: In all instances of payment with credit card the guest is granting hereby its irrevocable consent for the charges according to the present agreement. Whilst we will do everything possible to maintain the highest quality of service , acts of God, strikes, loss of power, gas and water are matters out of our control and liability.
8. The Services:  We offer stylish, new apartments, fully furnished and equipped. We have air conditioning and heating throughout the villas, with double glazing. The fitted kitchen has a ceramic cooktop (with exhaust fan), electric kettle, china, cutlery and drinking ware for up to 6 people, cooking pots and utensils, cleaning materials etc. We also provide FREE Wifi connection. There is a washing machine for guests clothes. Fresh white sheets, towels and blankets are in your rooms. All Government charges are included in the rental fee. The apartments are professionally cleaned on arrival and a weekly cleaning service and linen service is included in the price. Rubbish removal is daily and bags provided. If you smoke, please ask for a balcony ashtray. Smoking is not permitted inside any of the buildings.
